Your Journey Starts With a Single Step.
There are so many agents... Who do you pick?
The Listing Process, Refined
Consider Staging STEP 1 in your marketing campaign. The goal is to have your home photographed and shown in its best possible light to get you the highest offer in the shortest amount of time. As a complimentary service to you, a member of our Professional Staging Team will work with you to create a warm and inviting environment, focusing on the best architectural features and selling points of your home. Staging has become a critical factor in getting homes sold quickly and at top dollar, especially when competing with new construction.
With 98% of buyers starting their home search online, professional photography is critically important in getting buyers to begin their love affair with your home. We use the highest quality photographers and techniques to showcase your home and these photos are used in your listing and all digital, email and print marketing. Our arsenal includes aerial, video and Matterport photography and your photographs will always be of the highest definition, to ensure high quality when viewed on mobile devices. Each photo will be edited with perfect lighting and color, resulting in captivating shots that are sure to engage your buyer!
Your property’s value is determined by what a Buyer is willing to pay and by what you, the Seller, are willing to accept, given the current market. While the range is determined by area comparatives, Tina’s accreditation as a Real Estate Negotation Expert gives her the tools needed to advise you how to maximize your home’s value to appeal to the widest buyer audience. Our listings typically sell for, on average, several percentage points higher than the area average, resulting in several thousands of additional dollars for you. Our mission is the best offer, with the best possible outcome for you
On Day 1 of your listing, we get the word out through the MLS in both Central Virginia and Northern Virginia, in addition to sites like Realtor.com, Zillow and Redfin. But reaching your perfect Buyer is so much more than a listing and a sign. A strategic and effective marketing plan will target the demographic most likely to purchase your home and touch them at several different communication points. Our messaging is personal, detailed, beautiful and designed to appeal to buyer hopes and aspirations. This combination of a strategic plan and well-branded, professional marketing is designed to connect your home with the hopeful and get them in YOUR door.
“We appreciated her honesty and candor, and her willingness to “go to bat” for us and push when things needed to be moved along! She was awesome—we wouldn’t want to use anyone else in the future!”- Tom Enders
When should I sell my home?
You want to sell when you are most likely to get the best possible results. Exactly when that might be can be complicated. Therefore, the best time to sell is when you are ready. While Spring is considered ideal in many circles, you can still get great results in Summer, Winter, or Fall when you work with an agent who knows how to sell year-round. We know the advantages of each season and are happy to guide you through them.
Can I use real estate websites to set the perfect price for my home?
Pricing a home to sell in a reasonable time frame and for the best possible price is both an art and a science. It requires up-to-the-minute market knowledge of what is going on at a local level, and it requires a feel for how your home compares to other similar homes in your market. A website algorithm cannot substitute for a skilled real estate agent. Websites like Zillow will provide a general value, but can be off by tens of thousands of dollars. When you are selling, you can’t afford to be off your price. It is the most critical factor in selling your home.
Will you be accompanying showings?
There are exceptions to this rule, but usually, it is advisable to not have the Listing Agent present during a showing so that the buyers and their agent can speak freely. Typically, having your agent present is not going to make a difference as a home purchase is a highly personal matter and the buyer knows if a house is “the one” or not. Additionally, Sellers should not be present at showings. Buyers should be able to walk around, unencumbered, to begin to visualize the space as their own.
What happens if my home doesn’t appraise?
If you have multiple offers, your home can potentially go under contract for over the appraised value. There are a few options to address this:
- You challenge the evaluation, and it’s adjusted.
- The buyer makes up the difference with additional deposit funds.
- You lower your price.
- You lower your price some and the buyer also satisfies the lender with a larger down payment.
Do I sign a contract to list with you?
Yes, you sign a Listing Agreement which states that We represent you and your property and allows us to answer buyer’s and buyer’s agent questions on your behalf.

Cold, straight to the point realtor: This person might (or might not) get the job done, but boy, do they make you feel like you’re bothering them. No small talk, no pleasantries, just business. They aren’t here to make friends, they’re here to make money and move on to the next listing. To them you're not a client, you're just a commission.
Best Friend Ben
The realtor who wants to be your best friend. This person is probably checking in daily and is sharing the latest cat videos with you. You don’t mind, you love a good cat video, but now this realtor doesn’t seem to be focused. To them, it's not about getting you the best price for your listing, but them being your friend. You’re not being given the bad or the ugly, just the good.
