When should I sell my home?
You want to sell when you are most likely to get the best possible results. Exactly when that might be can be complicated. Therefore, the best time to sell is when you are ready. While Spring is considered ideal in many circles, you can still get great results in Summer, Winter, or Fall when you work with an agent who knows how to sell year-round. We know the advantages of each season and are happy to guide you through them.
Can I use real estate websites to set the perfect price for my home?
Pricing a home to sell in a reasonable time frame and for the best possible price is both an art and a science. It requires up-to-the-minute market knowledge of what is going on at a local level, and it requires a feel for how your home compares to other similar homes in your market. A website algorithm cannot substitute for a skilled real estate agent. Websites like Zillow will provide a general value, but can be off by tens of thousands of dollars. When you are selling, you can’t afford to be off your price. It is the most critical factor in selling your home.
Will you be accompanying showings?
There are exceptions to this rule, but usually, it is advisable to not have the Listing Agent present during a showing so that the buyers and their agent can speak freely. Typically, having your agent present is not going to make a difference as a home purchase is a highly personal matter and the buyer knows if a house is “the one” or not. Additionally, Sellers should not be present at showings. Buyers should be able to walk around, unencumbered, to begin to visualize the space as their own.
What happens if my home doesn’t appraise?
If you have multiple offers, your home can potentially go under contract for over the appraised value. There are a few options to address this:
- You challenge the evaluation, and it’s adjusted.
- The buyer makes up the difference with additional deposit funds.
- You lower your price.
- You lower your price some and the buyer also satisfies the lender with a larger down payment.
Do I sign a contract to list with you?
Yes, you sign a Listing Agreement which states that We represent you and your property and allows us to answer buyer’s and buyer’s agent questions on your behalf.
