Secure financing

Knowing exactly how much you can comfortably spend on a home reduces the potential frustration of looking at homes beyond your means. We will provide you a step by step on securing approval, help you find a lender, tell you what documentation to provide and guide you on the do’s and don’ts of mortgage approval. “Home Goals” Consultation

We will help you narrow down the features that you want, including your preferred area/schools, lifestyle, square footage and more. We’ll decide which items are most important, deal breakers and nice-to-haves. We know Richmond and all it’s beautiful corners and we can help you find the perfect community and home for you.

Select properties

In addition to pre-screening properties for you, we will provide you with access to an MLS portal that offers you access to new properties, as they hit the market. We will schedule your tours and accompany you as you compare homes, assess price and address questions. Our wide access to colleagues with KW and other brokers allows us to get questions answered and gauge market interest quickly and efficiently.

Make an offer

Our professional certification as Real Estate Negotiation Expert gives your offer a leg up on other Buyers. We know how to balance price, closing date and contingency details to give your offer its best chance of standing out.

Inspections & Appraisals

Typically, a Buyer will make an offer that is contingent on a good inspection. We can refer you to a professional who will work on your behalf and then assess which items we want to address with the Seller. The appraisal determines the property’s value, which will need to be provided to finalize the home loan.

Closing Day

This is the day you get the keys! We will help you prepare, find a moving company, do your final walk-through and be by your side as you sign the paperwork.

The Mortgage and Loan Process

Financial Pre-Qualification or Pre-Approval
  • Application and interview.
  • Buyer provides pertinent documentation, including verification of employment.
  • Credit report is requested.
  • Appraisal scheduled for current home owned (if any).
Underwriting
  • Loan package is submitted to the underwriter for approval.
Loan Approval
  • Parties are notified of approval.
  • Loan documents are completed and sent to title.
Title Company
  • Title exam, insurance, and title survey conducted.
  • Borrowers come in for final signatures.
Funding
  • The lender reviews the loan package.
  • Funds are transferred by wire.

FAQ's

How will you tell me about the newest homes available?
The Multiple Listing Service Website provides up-to-date information for every home on the market. We constantly check the New on Market list so that we can be on the lookout for my clients. We will get you this information right away, the way that is most convenient for you (by phone or email).
Once my offer is accepted, what should I do?
Celebrate and focus on moving into your new home! You will want to schedule your move, pack items, and notify businesses of your address change. We will provide you with a moving checklist to help you remember all the details. We will also give you a good faith estimate and HUD statement, which will indicate the amount you will need to bring to closing.
Can you help me find new construction homes?
Yes! We can work with most builders and get you the information you need to make a decision. On your first visit with the builder, we will accompany you. By using our services with a new construction home purchase, you will receive the services we offer, as well as those provided by the builder, at no additional cost.
How does for sale by owner (FSBO) work?
Homeowners trying to sell their homes without agent representation are usually doing so in the hopes of saving the commission. If you see a FSBO and want the advantages of our services, let us contact the owner for you and make an appointment. Most times the homeowner will work with an agent, even though their home is not listed, since the agent is introducing a potential buyer to their property.
Can we go back through our property again once an offer is made, but before possession?
Usually, we can notify the seller and schedule a convenient time to visit the property again. Immediately before the closing, we will schedule a final walk-through and inspection of your new home.
